Reading the Middlesbrough figures
These figures are for the Borough of Middlesbrough alone, the area run by Middlesbrough Council. Several places people think of as Middlesbrough, such as Thornaby, Ingleby Barwick and Guisborough, belong to neighbouring councils and aren't included.
Prices rose 3.7% in the year to August 2026. At £142,868, the average is one of the lowest among the cities we cover, and that shapes your choices: a few thousand pounds of repairs, fees or price reduction is a bigger slice of a Middlesbrough sale than of a sale in a pricier city.
The average detached home costs more than twice the average terrace and over three times the average flat. That spread reflects very different parts of town, from older terraced streets near the centre to larger homes in southern suburbs such as Marton and Nunthorpe. Recent sold prices for homes like yours on nearby streets are the most useful guide, and our guide to what your house is worth explains how to find them.
The town, its council and its homes
Middlesbrough Council is a unitary authority, so it runs every council service, council tax included. The town sits in the TS postcode area, which it shares with Stockton, Hartlepool and Redcar and Cleveland, with districts running from TS1 in the town centre to TS8 around Coulby Newham and Hemlington.
Middlesbrough grew fast in the 19th century on iron and steel, and its housing still shows it:
- Victorian terraces close to the centre, in areas such as North Ormesby, Newport and Linthorpe
- Regeneration areas such as Gresham, near the town centre, where the council has made its land available for new homes
- Interwar and post-war estates, many first built by the council, in areas such as Berwick Hills and Park End
- Newer private estates in the south of the town, including Coulby Newham, Hemlington and Marton
What slows Middlesbrough sales
Older terraces often need work that worries mortgage lenders, such as damp, roofs, rewiring or extensions without paperwork. If the house is let, you'll need to decide whether to sell with the tenants in place, usually to a landlord, or wait until it's empty, and the notice rules for landlords have changed in recent years. Homes on streets earmarked for regeneration can be harder to sell on the open market, so ask the council what is planned before you set a price. Our guides to selling a house with tenants and selling a house that needs work explain the options.
Choosing how to sell
| Route | Typical speed | Price | Often suits |
|---|---|---|---|
| Estate agent | Weeks to find a buyer, then months to complete | Usually the highest | Homes in reasonable condition, sellers who can wait |
| Auction | Weeks from the sale to completion | Uncertain until the day | Homes needing major work or hard to mortgage |
| Cash buyer | As little as 7 days, or a later date you pick | Below market value | Speed, certainty, selling as it is |
An agent charges a fee plus VAT, and auctions have fees too. A cash buyer such as Your House Bought charges no fees and pays your legal costs, but the offer is below market value, and we explain how we worked it out from recent sales nearby. Our comparison of cash buyers, estate agents and auctions goes into each route in more detail.
If the house is empty
Council tax doesn't stop when a house empties. Middlesbrough Council charges a premium on top of the normal bill for homes left empty and substantially unfurnished for a long period, and the premium increases for homes empty for five years or more. The council's premium page says when it starts and what it costs. Under national rules, no premium is charged for up to 12 months while a home is actively marketed for sale, or for 12 months after probate is granted. Check your insurance too, as many policies change once a home has been unoccupied for a while. Our guide to the costs of an empty house lists the rest.
Who a quick sale suits, and who it doesn't
Selling fast for cash can suit you if you've inherited a house you can't manage from a distance, you're a landlord leaving the market, a sale has collapsed, or the house needs more work than you can pay for. It suits you less if your home is well presented in a sought-after suburb and you can wait for the open market, where an agent is likely to get you more.
If debts or mortgage arrears are pushing you to sell, speak to your lender first. Citizens Advice, which has local services in Middlesbrough, MoneyHelper and National Debtline give free, independent advice, and our guide to selling with mortgage arrears explains your options.

Questions people ask
Are Thornaby and Ingleby Barwick included in the Middlesbrough figures?
No. The figures cover the Middlesbrough Council area only. Thornaby and Ingleby Barwick are in the Borough of Stockton-on-Tees, and Guisborough and Eston are in Redcar and Cleveland, even though they share the TS postcode area. If your home is just outside the borough, look at recent sold prices for similar homes nearby rather than relying on the Middlesbrough average.
Can I sell a house in Middlesbrough that needs a lot of work?
Yes. Homes needing major repairs do sell, but fewer buyers can take them on, because some lenders won't lend until the work is done. Your realistic choices are pricing it for someone who will renovate, selling at auction or selling to a cash buyer. Each usually means a lower price than a home in good order, so get a couple of agent valuations first to see how big the gap is.
Do I pay extra council tax on an empty home in Middlesbrough?
If it stays empty and substantially unfurnished for long enough, yes. Middlesbrough Council adds a premium to the bill for long-term empty homes, and it goes up the longer the home is empty. Under national rules you won't pay the premium for up to 12 months while the home is actively marketed for sale, or for 12 months after probate is granted. The council's premium page has the current charges.

How to sell your house fast
The quickest ways to sell a house in England and Wales are pricing it to sell through an estate agent and choosing a chain-free buyer, a traditional auction (which usually completes about 20 working days after the hammer falls), or a cash house buyer. GOV.UK says an ordinary sale takes about 5 months on average. The faster routes usually mean accepting a lower price.
Your situationSelling an inherited house: a step-by-step guide
To sell an inherited house in England or Wales, the executor (or administrator if there's no will) needs a grant of probate before the sale can go through, and GOV.UK advises not putting the house on the market until then. Inheritance Tax is due by the end of the sixth month after the death, and Capital Gains Tax may be due on any rise in value since the death.
Selling fastCash buyer vs estate agent vs auction: which suits you?
An estate agent usually gets the highest price but takes longest (about 5 months on average, says GOV.UK), and sales can fall through until contracts are exchanged. A traditional auction is binding when the hammer falls and usually completes about 20 working days later, but there are fees and the price depends on the bidding. A cash buyer is usually quickest and simplest, but pays below market value.
